Am I Legally Required To Have a Fire Alarm?

For Businesses

All commercial premises and industrial buildings in the UK must have a fire detection system according to the Regulatory Reform (Fire Safety) Order 2005. The specific type of fire alarm system needed for your building depends on various factors. These include the size and number of floors of your premises, the type of building and its uses, and the number and locations of your employees. It is important to consider these factors when determining the appropriate fire alarm system for your building.

For Landlords and Tenants

The Smoke and Carbon Monoxide Alarm (Amendment) Regulations 2022 state that at least one smoke alarm is equipped on each storey where there is a room used as living accommodation. It is recommended that that landlords choose the type of smoke alarms based on the needs of their building and their tenants, and that those alarms are compliant with British Standards BS 5839-6.

For Home Owners

Since June 1992, building regulations require that every new build home must allow for mains wired, interconnected smoke alarms to be installed. Although there is no legal requirement for homes built prior to June 1992 in single household occupation to install smoke alarms, it is strongly recommended, and most home insurance policies will require a working smoke alarm.
